Willis RV Resort Community Guidelines

At Willis RV Resort, we strive to create a welcoming and comfortable environment where all residents feel at home. Our management team is committed to ensuring your stay is enjoyable while maintaining a clean, safe, and peaceful community for everyone. To uphold these standards, we require adherence to the following guidelines. Management reserves the right to refuse service to anyone.

Registration & Office Hours

Office Hours:
📅 Monday – Saturday
🕘 9:00 a.m. – 6:00 p.m.

  • All residents must complete a registration card and provide a valid ID or driver’s license.
  • Deposit and initial rent payment are due at the time of registration.
  • Any resident providing false information will be asked to leave immediately.
  • Late Arrivals:
    • Guests arriving before 10:00 p.m. must contact the park manager the following day to complete registration at (936) 873-7854.
    • Guests arriving after 10:00 p.m. should minimize noise and setup to avoid disturbing others and must check in at the office by 10:00 a.m. the next morning.

Rental Payments & Refunds

Refund Policy

No refunds for early departures.

Accepted Payment Methods

Cashier’s check, money order, personal check, or credit/debit card (Visa & Mastercard only).
No cash payments accepted.

Late Payments & Fees

  • Late fee of $25.00 applies if payment is not received on time.
  • Additional $10.00 per day until rent and late fees are fully paid.
  • No partial payments accepted.
  • Returned payments incur a $40.00 fee, plus any applicable late charges.

Security Deposit

  • A security deposit is required upon signing the rental agreement.
  • Residents must provide at least three (3) days’ notice before moving out to receive a refund.
  • Deductions may apply for unpaid rent, late fees, cleaning, damages, pet-related fees, or lost mailbox keys.

Pet Policy

We welcome pets, but to maintain a safe and comfortable environment, only cats and dogs are allowed.

Pet Requirements

✔ Must be declared at registration and up to date on vaccinations (proof required).
✔ Must be leashed or caged when outside, and owners must be present.
✔ Must be taken to designated areas for restroom breaks, and owners must clean up after them.
No excessive barking, aggressive behavior, or disturbances.
No digging holes—owners are responsible for damages.
✔ If a pet is left unattended, it must remain inside the RV.
After three warnings, management may require the resident to leave the premises.

Utilities & Waste Management

Water & Sewer

  • Water is provided by the City of Willis. Residents must ensure all connections are secure and leak-free.
  • If a resident’s RV has a water leak that is not promptly fixed, management may repair it and charge the resident.
  • Sewer connections must be properly sealed and placed on racks to prevent damage during lawn maintenance.

Electricity

💡 $0.13 per kWh of usage (charged separately).

Garbage Disposal

  • Dumpsters are provided for household garbage only.
  • No large appliances, mechanical items, or industrial waste.
  • Residents must dispose of trash promptly to prevent attracting wildlife.

Community Rules & Regulations

Prohibited Items & Activities

Without management approval, residents may NOT install:

  • Hot tubs, trampolines, sheds, or any structure that increases insurance risk.
  • Modifications to pad sites.
  • Outbuildings or external structures.

Visitors

  • Guests staying overnight require management approval.
  • Residents are fully responsible for their visitors’ behavior and any damages caused.

Common Areas

  • Residents must keep common areas clean and free of clutter.
  • Any community rule updates will be communicated by management.

Parking & Vehicle Guidelines

Each pad site allows up to 2 vehicles (declared at registration).
Additional vehicles require a daily parking fee.
Vehicles must be in good working condition with no oil leaks.
Vehicles should be parked in the same direction as the RV.
No vehicle maintenance at pad sites (designated areas available—contact management).

RV & Trailer Maintenance

✔ Trailers must have wheels attached at all times.
✔ If a trailer requires cleaning, residents will receive written notice.
✔ If a resident’s trailer requires offsite repairs, they must notify management.

Note: Willis RV Resort is not responsible for damages caused by weather, theft, fire, or other unforeseen circumstances.

Move-Out Process

✔ Residents must leave their pad site clean and free of trash or personal belongings.
✔ Management requires three (3) days’ notice before moving out to process the security deposit refund.
✔ Residents must provide a valid forwarding address for refund processing.
Final electric meter readings will be conducted, and charges will be applied at $0.13 per kWh.

Quiet Hours & Noise Control

Quiet hours: 9:00 p.m. – 7:00 a.m.

  • No loud music at any time. If your neighbor can hear it, it’s too loud.
  • For late-night gatherings, please check with management for designated areas

Mail Services

Residents can receive mail at Willis RV Resort.
Use the following format:

📌 Important: If a resident moves and does not file a change of address with the Post Office, Willis RV Resort is not responsible for forwarding mail. Unclaimed mail will be returned to sender.
